1. Who we are

HomePitch ("we," "us") operates homepitch.com, a platform that connects Philadelphia-area home sellers and buyers with licensed real estate agents. HomePitch is a lead-generation platform, not a licensed real estate brokerage — see our Terms of Use for details.

2. Information we collect

• Account information: name, email address, password (stored securely by our authentication provider, never in plain text), and account type (buyer, seller, or agent).
• Listing and request details: for sellers — property address, photos, and home details you provide; for buyers — the area, budget, and criteria you're looking for.
• Contact information: phone number or alternate email you provide so agents can reach you about your listing or request.
• Agent information: real estate license number, submitted for verification before you can access buyer/seller leads.
• Payment information: agent subscription payments are processed by Stripe. We never see or store your full card number — only Stripe does, under its own privacy policy.
• Reviews:ratings and comments submitted about agents, including the reviewer's name and contact info.
• Usage data: your dark mode preference and login session, stored via cookies/local storage to keep you signed in and remember your settings.

3. How we use your information

• To operate the marketplace — matching your listing or buyer request with agents who can pitch you.
• To verify agent real estate licenses before granting access to leads.
• To process agent subscription billing through Stripe.
• To communicate with you about your account, listings, requests, or pitches.
• To moderate the platform — investigating reports, disputes, and enforcing our Terms of Use, including suspending accounts that violate them.

4. When we share your information

If you post a listing or buyer request, your address/area, home or search details, and contact information are visible to verified agents so they can submit a pitch — this is the core function of the service. Payment details are shared with Stripe to process agent billing. We do not sell your personal information to advertisers or data brokers.

5. Data retention and deletion

We keep your account and listing information for as long as your account is active. You can request that we delete your account and associated data at any time by emailing HomePitch13@gmail.com. Some information may be retained where required for legal, billing, or fraud- prevention purposes.

6. Cookies and local storage

We use cookies to keep you signed in and local storage to remember your appearance preference (light/dark mode). We don't use third-party advertising or tracking cookies.

7. Children's privacy

HomePitch is intended for users 18 and older. We do not knowingly collect information from anyone under 18.

8. Changes to this notice

We may update this notice from time to time. We'll post the updated version here with a new "last updated" date.
